A build is $350, $850, or $1,800, depending on how much site you need. A care plan afterward runs $25 to $80 a month, and it is optional. I quote your exact number in writing before any work starts.
One-time
Site builds
Three fixed prices. I tell you which one your project is on the call, and the number does not move once the scope is agreed.
Up to five pages. A landing page, a menu, hours and directions, a small brochure site. Written by hand, hosted, and yours. Target turnaround about two weeks.
Up to twelve pages with a content manager, so staff can change text, photos, hours, and seasonal offers without calling anyone. Contact and quote forms. Target turnaround about four weeks.
Customer logins, a client portal, dashboards, online booking, payments, or an integration with another system. Target turnaround about eight weeks.
Every price is flat and quoted in writing. Work outside the agreed scope is quoted from the same rate card before it is built. There is no hourly billing and no mid-project increase. Turnaround targets are targets, not guarantees, and the most common cause of a slip is content that has not arrived yet.

Care plans
A care plan covers hosting, the security certificate, content updates, and monitoring after launch. Pick one, or host the site yourself. Your rate is locked on the day you sign up and does not change if I raise prices later.
Hosting, SSL, a security certificate, an uptime check every five minutes, and small text or photo changes on request.
Everything in Starter care, plus regular content updates, a staging copy for previewing changes, and weekly backups.
Everything in Business care, plus daily backups, priority response, and support for a site with logins, booking, or payments.
A care plan starts after your site is delivered, never before. Support is answered the next business day, seven days a week. You can change plan or cancel at any time, and if you cancel you keep the site and the domain.

Discounts
Teachers, first responders, and active or veteran military get 15 percent off, with proof, once per client. The discounts do not stack, so the single largest one applies rather than the sum.
Why it costs less than a local agency
- No office. There is no downtown lease or reception desk amortised into your quote.
- No account manager. You talk to the person writing the code, so nothing is relayed and nothing is billed twice.
- No stack of paid tools passed through at a markup. A small business site runs inside the hosting platform's free tier.
- Reused, tested components. The same pieces across builds are what keep a Starter budget real.
The price is low because the overhead is low. It is not a discount off quality and not an introductory rate that climbs later.
Common questions
Do I need a care plan?
No. A care plan is optional. You can host the site yourself and come back for changes when you need them, billed from the rate card.
Can you take over an existing site?
Often, yes. If a site is slow, broken, or unmaintained, that is usually fixable without starting over. I will tell you honestly whether a rebuild is the better call.
What if a payment fails?
Your site stays live through a grace period and I contact you directly first. Nothing is taken offline over a failed card without warning. The day-by-day sequence is in the subscription terms.
Do I own my site and domain?
Yes. The domain is registered to you, and the site is yours once the build is paid in full. If you leave, you leave with both.
How does payment work?
The discovery call and the written quote are free. Once you approve the scope, a deposit starts the build and the balance is due before the site goes live. The split is set out in your Service Agreement.
